WE may all be basking in unseasonably warm weather in Blighty but that simply underlines the need for good flood insurance if you live in a postcode or area that has a history of going under water.
The fact is that extended periods of warm weather and drought ? which is what many of the water companies are now calling this warm spell ? can lead to much faster flash flooding. It seems bizarre but is true.
You see the longer we go without rain the harder the ground becomes. It effectively bakes hard as you can tell if you go walking in the countryside. This then means when it rains the water takes time to break through the hard surface. If it rains hard enough then it sits on the surface and then will move with gravity, creating flash floods in areas that maybe had not flooded for years.
Just think of the nature programmes about the floods in the deserts in Africa, it is the same principals, the rains hit hard and then the land floods before it soaks up the water.
So that makes flooding actually more likely after a long period of drought and if you live in an affected area make sure you have the right insurance in place.
This does not mean that your insurance will sky rocket or that you need to build barriers around your house just in case Noah calls. It means you need to take specialist advice from an expert insurer that deals with flooding as its bread and butter. Your big name TV advertising household insurers are very unlikely to help as they are not geared to working for specialist needs and will either not insure you or add a huge premium to the cost to cover any unknown risk.
Going to a specialist insurer is best. They will take into account your flood history if any ? and this means if you live in a flood postcode but have never flooded it will be to your advantage. Flood defences and your own precautions will be taken into account if you have suffered in the past and prices for insurance will be based on the real risk, not a panic price from a big provider.
